Construction underway at Hazzard Business Park

Construction is underway on a $1.5 million industrial park, dubbed Hazzard Business Park, located southwest of the Trent Avenue and Freya Street intersection, in Spokane’s Chief Garry Park neighborhood, says owner and developer Luke Shuman.

Hazzard Business Park is located at 921 N. Fiske, behind Shuman’s performance truck and Jeep shop, Hazzard Fab Worx LLC, at 3023 E. Trent. Plans call for the construction of a four-unit commercial complex adjacent to the future North Spokane Corridor and Trent Avenue interchange; an area Shuman says he believes is primed to become a new gateway into Spokane from the region’s outlying communities.

Each 2,400-square-foot unit is designed as a flexible warehouse with office space that Shuman says he hopes will serve as the first commercial space for small and growing businesses that are moving out of home-based facilities into an area where a surge of development is expected to grow as freeway construction advances.

The Washington State Department of Transportation, Shuman notes, has already begun placing pillars along his property in preparation for the north-south freeway, which will sit about 30 feet above ground. He adds that the freeway should reach the Trent Avenue interchange and be open by 2028, according to the Department of Transportation.

“The center of downtown is going to be moving east toward the north-south freeway,” he says.

The business park is expected to be completed in March 2026, Shuman says. The contractor and architect for the project are Romane Construction LLC and ROMR Architects, both of Spokane, says Shuman.

The units will also offer a mezzanine above the office space, as well as private restrooms, he adds. The warehouse space is currently a shell and can be customized for a variety of small businesses, including electrical companies, wrap shops, and driveline shops. The space can also be developed into a staging area for distribution needs.

“There are opportunities right here in Spokane for more local businesses to establish themselves and grow to national brands,” Shuman says. “Everyone just needs a good starting point, so that’s one thing we’re really hoping to accomplish with the (Hazzard Business Park).”

Shuman, 40, founded Hazzard Fab Worx in 2009 after developing a passion for Jeeps, trucks, off-roading, and dirt biking. He initially worked for a four-wheel shop in town that sold parts and noticed a need for a business that didn’t just sell parts but could also install and fix vehicles, he says. Since then, Hazzard Fab Worx has grown to a staff of 10 employees, and the company receives Jeeps for repair that are shipped from clients located across the country, he says.

“We’re about 40% local a lot of the time,” Shuman says. “We have a lot of customers we never meet face to face.”

At the end of the pandemic, Shuman says he was looking for a new project to take on and had extra land on his Hazzard Fab Worx property, along with a long-held dream of helping small businesses grow. Hazzard Business Park will not only offer space for these companies, but will also provide access to Shuman’s mentorship and his network, including business contacts and other administrative personnel.

“I’ve always had this dream of being able to help other businesses,” Shuman says. “I remember when I started, I had all these questions, and I could never figure out an answer or who to ask. It takes a long time to get the people in place to where you know who to ask.”

While smaller in size, Hazzard Business Park joins a growing number of other industrial parks in the region. In North Spokane, a new industrial park development, dubbed Stag Industrial Park, has been proposed at a 101-acre vacant property in Deer Park, just west of the Deer Park Airport. Plans call for 43 lots of varying sizes at 2101 E. Sixth.

On the West Plains, a pair of development companies are taking the first steps to develop an industrial park with up to 40 buildings and up to 1.24 million square feet of space. The 93-acre property is located south of Spokane International Airport between Geiger Boulevard and Electric Avenue.
