New apartment, townhome projects to create 154 units

Spokane Valley complex valued at $17.4 million

Three residential projects with a total of 154 living units are in the works—two on Spokane’s South Hill and one in Spokane Valley.

Building permit information for The Monika Apartments, at 16618 E. Broadway, in Spokane Valley, shows that six buildings with 24 units each will be built on the previously vacant site.

The project is valued at $17.4 million and will include a 2,400-square-foot clubhouse and leasing office, valued at $328,000. The Monika Apartments also will include three garage buildings, two six-unit garages valued at about $32,000 each, and one 10-unit garage valued at $54,800.

Rudeen Development LLC, of Liberty Lake, is listed as the contractor. The architect on the project is Milbrandt Architects PS, of Kirkland, Washington.

A four-unit townhome project called 7th Ave. Townhomes is slated to be built at 608 E. Seventh, on Spokane’s South Hill. As envisioned, each unit in the two-story building will be about 2,100 square feet in size, according to the building permit application information on file with the city of Spokane. The project is valued at $600,000.

The contractor on the project is Spokane-based Duris Construction LLC, and the architect is Mercier Architecture & Planning, of Spokane Valley. GLR Engineers PLLC, of Spokane, is providing engineering services. According to Spokane County assessor’s records, a small single-family home occupied the site previously.

Less than a mile east of that project, at 618 S. Denver, the Denver Street Townhomes project is expected to have six 1,400-square-foot townhomes in a three-story building, with a parking garage on the first level. The project is valued at $1.2 million, according to the building permit application. Duris Construction is the contractor for the project. Trek Architecture, of Spokane, designed the building. Engineering services will be provided by GLR Engineers. According to Spokane County assessor’s records, the project is to be developed on vacant land.
