Warehouse projects add industrial space in Valley

Several buildings to provide a combined 112K square feet

Two separate industrial warehouse projects worth a combined valuation of nearly $15 million are proposed or under construction in Spokane County.

At 4524 N. Barker Road, in Spokane Valley, two industrial flex warehouses are underway, says Melinda McCormick, marketing director at Spokane-based commercial real estate brokerage Daines Capital LLC, which leases the property.

Baker Construction & Development Inc., of Spokane, is the project applicant and general contractor of the buildings, which are valued at $2.5 million each, according to permit information on file with the city of Spokane Valley. 

The three steel warehouses previously were completed at the property in phase one of the three-phase project. The three-unit, 11,700-square-foot commercial shell structures were constructed for $1.4 million each, according to information provided by Daines Capital. Crews began construction of the first phase in March 2025.

Each warehouse includes six bays, with a two-bay-per-lease minimum for each unit. Daines Capital leases space at the property for $1.35 per square foot per month as part of a triple net lease, according to leasing information. The estimated triple net cost is $0.35 per square foot per month.

One office build-out is permitted per building on each end unit. The minimum unit size for lease is 3,900 square feet.

Both warehouses are expected to be available for lease by summer 2026, McCormick says.

Additionally at the site, two 18,000-square-foot buildings are planned for next year, she adds. A total of seven buildings will be fully insulated and sprinklered, with three-phase power for industrial uses available on site.

The 10-acre property currently has 48 parking stalls and will have a total of 111,900 square feet of warehouse space available for lease once all seven buildings are constructed, according to site plans.

A second warehouse project, is under consideration at 3607 E. Trent. Kevin Bauer, of Spokane-based Bauer Holdings Inc., submitted a predevelopment conference application outlining a planned 26-unit, light industrial complex.

The development is estimated to cost $3 million and will be made up of multiple single-level, mixed-use buildings south of Spokane Community College, permit information on file with the city of Spokane shows.

Spokane Valley-based Simpson Engineers Inc. and Greenacres, Washington-based South Henry Studios LLC are listed on the project's site plan documents.

Preliminary plans show a mix of unit sizes — five 8,700-square-foot units; 18 10,500-square-foot units; and three 4,500-square-foot units. The warehouse complex could also include RV and boat storage buildings, according to application information.

K.D. Bauer LLC purchased the 4-acre lot in 2024 for about $500,000, tax documents on file with Spokane County show. The company also owns two parcels directly south and east of the proposed warehouses.
