New $2.8 million building rising in Riverstone area

Anchor tenant of two-story structure will be PT clinic

Construction is underway on a new $2.8 million, two-story commercial building at 1812 N. Lakewood Drive, in Coeur d’Alene’s Riverstone mixed-use development, says David Shrontz, principal architect with Hayden-based d’Zign group Architecture LLP, which is designing the project.

The anchor tenant will be Coeur d’Alene-based Orthopedic Physical Therapy Institute, which will occupy the entire first floor. 

The project owner is Coeur d’Alene-based OSSM Landholding LLC, and the contractor is Coeur d’Alene-based Williamson Johnson Co.

Each floor will have about 7,500 square feet of space, Shrontz says. Construction is expected to be completed in mid-July.

Jessica Lupinacci, assistant front office manager for the OPTI’s Coeur d’Alene office, says the office will move from its current location at 980 W. Ironwood Drive, which it shares with Orthopedic Surgery & Sports Medicine.

OPTI is the physical therapy and rehabilitation division of that Coeur d’Alene-based Orthopedic practice, and OSSM Landholdings is an affiliate.

Shrontz says the first floor of the new building will include a reception area, an open gym area for physical therapy, exam rooms, a billing office, a break room, and a waiting room.

The second floor will be empty space available for a future tenant, he says.

Lupinacci says OPTI also has an office in Post Falls.

OPTI’s services include treatment for back, neck, and spine, shoulder and joint pain or injury; gait and balance dysfunction; neurological disorders; and reconstructive foot and ankle surgery, she says.
