Second hotel eyed at Riverstone in Coeur d'Alene

Developers hope to erect first Staybridge in Idaho

April 27, 2017

Staybridge Suites, a hotel brand that would be new to Idaho, is proposing construction of a $9 million, 96-unit hotel in the Riverstone development northwest of downtown Coeur d’Alene, preliminary planning documents under review by the city of Coeur d’Alene show.

The five-story, 82,400-square-foot hotel building would be erected at 1347 W. Riverstone Drive, between the McDonald’s restaurant and the Regal Riverstone Stadium 14 cinema complex on the east edge of the 161-acre Riverstone mixed-use development.

The project site is adjacent to Northwest Boulevard, near the north Lakewood Drive entrance to Riverstone.

Staybridge Suites would be the second hotel in the Riverstone development and would be close to an operating hotel and another planned hotel just outside Riverstone.

Verdis, a Coeur d’Alene land-planning firm, submitted the preliminary application for the Staybridge Suites hotel on behalf of Tharaldson Hospitality Development LLC, which is owned by Fargo, N.D., hotel magnate Gary Tharaldson.

A Verdis representative couldn’t be reached immediately for comment.

DesignCell Architecture, of Las Vegas, is the architect on the project.

The hotel would include an indoor pool, a fitness room, guest laundry facilities, a business center, and a hot-breakfast buffet, preliminary designs show. It would have a small dining area with some seasonal outside seating.

The hotel would share an approach to and from Riverstone Drive with the McDonald’s restaurant, the application says.

The project would include 72 on-site parking spaces and at least 24 off-site spaces on a currently undeveloped lot at the northeast corner of Riverstone Drive and Old Mill Loop, just west of the hotel project site.

Tharaldson Hospitality operates 37 hotels across the country under 10 brand names, including eight Staybridge Suites hotels. The Coeur d’Alene hotel would be Tharaldson Hospitality’s first facility in the Pacific Northwest.

Staybridge is a subsidiary of InterContinental Hotel Group, which also is the parent company of Holiday Inn and 10 other hotel brands.

Staybridge targets extended-stay and corporate travelers. The hotels have a mix of studio, one-bedroom, and two-bedroom suites with kitchens equipped with major appliances. The suites also have large work spaces and storage areas.

As of year-end 2016, InterContinental Hotel Group had 236 Staybridge hotels in operation around the globe, and 140 Staybridge facilities in planning and development stages.

Its closest hotel to the Spokane-Coeur d’Alene area is in Missoula, Mont. The chain has two hotels in Washington state: one is in Vancouver, and the other is in Everett.

The planned Staybridge Suites hotel would become part of a cluster of hotels in or near Riverstone.

A Hampton Inn & Suites hotel has been operating for a number of years in the interior of the Riverstone development, and a SpringHill Suites by Marriott hotel opened just north of Riverstone in 2013.

The proposed Staybridge site also is across Northwest Boulevard and just over a block northwest of a another proposed hotel site, where Coeur d’Alene businessman Ron Ayers plans to develop a $20 million complex that’s to be anchored by a $10 million, 113-room Fairfield Inn & Suites by Marriott hotel.
