McKinzie Business Park lands its first structure

Construction under way on $1.1 million building

Meridian Construction Inc., of Spokane Valley, has begun construction of a $1.1 million, 15,000-square-foot commercial building in Liberty Lake that’s slated to be the first structure in the planned McKinzie Business Park.

Located at 2208 N. McKinzie Lane, the structure will be able to accommodate up to 10 industrial businesses and is expected to be finished in mid-July, says Robert Frazier, a project manager at Meridian. 

The single-story building will be erected on a 36,000-square-foot portion of the roughly 252,000 square feet of land owned by McKinzie LLC at that site, and the project will include putting in an asphalt parking lot, landscaping, and stormwater swales, says Jim Boudreau, architect at Eric Hedland Design in Coeur d’ Alene. 

 McKinzie LLC purchased the property in 2005 for $697,000. 

“This is the first of six buildings to be constructed on this site,” Boudreau says. “Each building will be more or less the same size with slight variations.” 

The space will be built to accommodate up to 10, 1,500 square foot spaces, depending on demand, by tenants who might choose to lease more than one space. The building will be a flat-roofed, wood, masonry, and concrete structure with glass doors on front sections and a roll-up door for vehicular access on the main part of each space. 

The space is designed for multiple retail and warehouse tenants in mind, says Bob Spooner, an agent with Goodale & Barbieri Co., who  along with Cory Barbieri, is marketing the space for lease.

“We are in negotiations with two tenants who are interested in the space,” Spooner says. “One is a retail business and the other is more of a storage business.” 

Spooner says he expects the units to be leased by small retail businesses that also need extra space, businesses for office space, or other small businesses like plumbing companies that may need additional space.
