$12.9 million Tampien project expected to be finished next fall

Site work has begun on a 107-unit multifamily complex at 6020 E. Fourth, in Spokane Valley, says Spokane developer Jordan Tampien.

Spokane Valley-based T.W. Clark Construction LLC is the contractor for the $12.9 million development, and Evan Verduin, of Spokane-based Trek Architecture, is designing it, Tampien says.

The development, tentatively dubbed 4th Avenue Multifamily, will consist of four buildings, each with four stories totaling 43,000 square feet. Tampien says the complex will have 52 one-bedroom units, and 55 two-bedroom units, all at market-rate prices.

Tampien, who owns 4 Degrees Real Estate, of Spokane, says he anticipates the project will be completed by next fall.

Financing was provided by Salt Lake City, Utah-based Taylor Derrick Capital LLC, he says.

As earlier reported by the Journal, Tampien purchased the Spokane Club’s Valley athletic facility at 5900 E. Fourth for $4.4 million. He has since changed the name to Central Park Project LLC, which does business as The Wellness Center at Central Park.

The acquisition complements Tampien’s other wellness facility, The wellness Center at North Park, at 8121 N. Division, on Spokane’s North Side, he says. The Valley facility has six tennis courts, two pickleball courts, a swimming pool, group fitness classes, and personal training coaches, among other offerings.

The Valley land purchase encompasses 9 acres, and the multifamily development is being built on about 6 acres of vacant land.

Crews moved 23,000 cubic yards of earth material to prepare the site for development, Tampien says.

“We saw a great opportunity with visibility to build,” he says.

The multifamily development will share a 310-space parking lot with the athletic facility, and apartment tenants will qualify for discounts to use it, he says.
