

A 10-pump gas station is proposed on the corner of Sunset Highway and Government Way.
Motorists driving along Sunset Highway may have a new place to pump gas and get a quick bite to eat.
A 10-pump gas station and convenience store has been proposed at 2950 W. Sunset Blvd., on the northwest corner of Sunset Blvd. and Government Way, according to a State Environmental Policy Act checklist submitted to the city of Spokane.
As proposed, the nearly 1 1/2-acre parcel of land will include the construction of a 5,000-square-foot convenience store, 10 gas pumps with a full canopy, and an underground gas tank to store petroleum fuels, including unleaded gasoline, premium unleaded gasoline, and diesel fuel, according to the environmental checklist.
Other features in the preliminary site plans show dedicated bike rack space and 45 parking spaces, including electric vehicle charging stalls. The property will be accessible from multiple areas, with exit and entrance drives planned on three streets: Sunset Blvd., Government Way, and Audubon Street.
The city issued a determination of nonsignificance on Oct. 1, stating the proposed project does not have a significant adverse impact on the environment.
Spokane-based Uptic Studios Inc. is the architect; a contractor has not yet been selected.
Information from the environmental checklist indicates the project will start as soon as possible. The estimated cost of the development has not yet been determined.
The property is owned by Sapphire Development LLC, of Coeur d'Alene, Spokane County Assessor’s Office information shows.
Details listed in the SEPA checklist indicate the proposed development lies within the city of Spokane's general service area. To ensure no leaks or spills of any chemicals stored on site do not percolate to the groundwater, the underground storage tanks planned will be double-wall tanks with leak detection systems in place, including overfill alarms and emergency shut-offs, the document states. In addition, the fueling area will be hydraulically separated from the rest of the site and treated before discharge.
