| Metal Rollforming Systems Inc.Spokane-based Metal Rollforming Systems Inc. is relocating to a new manufacturing hub in Deer Park, where several steel commercial buildings are proposed for development at Stag Industrial Park, at 2101 E. Sixth, according to project information on file with the Washington State Environmental Policy Act Register.
As envisioned, the property will feature two 70,000-square-foot buildings with office and manufacturing spaces, and have room for two identical buildings to be built at the site in the future.
Bill Griffin, president of Metal Rollforming Systems, submitted the SEPA application in April. Griffin also is a co-owner of the 101-acre industrial park, through Stag Industrial Park LLC.
“They'll be steel frame metal buildings — nothing super ornate, but they'll have some office space in front and manufacturing in the back,” Griffin says of the structures. “We’ll do some light machining, light welding, and assembly of the (metal rollforming) equipment, and then we ship the equipment that we build all over the states.”
Pro Builders General Contractors LLC, of Spokane, is the general contractor. Spokane-based ROMR Architects is providing architectural services. An engineer has not been selected yet, adds Griffin.
The business park property is located directly west of the Deer Park Airport, at 712 N. Cedar Road.
Construction is expected to begin this summer, and the buildings are estimated to be available for occupancy by fall 2027. Currently, crews are working on installing an access road that will connect the buildings to North Cedar Road and connect water, sewer, and electrical utilities to the property, he adds.
The new buildings, along with a an asphalt parking lot featuring over 150 parking spaces and landscaping, will occupy 140,000 square feet of land and stand 30 feet, Griffin says.
Once completed, Metal Rollforming Systems will relocate to the buildings from the manufacturer’s current location at 4511 N. Freya, says Griffin. The development will more than double the company's manufacturing space, he says.
“We've been actively looking for years for space to expand in the Hillyard area, and there's not a lot of options down here,” Griffin says. “We kept broadening our search, and 2 1/2 years ago, we were able to connect on the first property purchase up there. We were able to acquire a couple other pieces that were adjacent to it and put it all together.”
Part of the development will function as a showroom, where the manufacturer will display custom-made equipment for clients, he adds.
“We've got a lot of North Side employees," he says. "We don't market to the general public or get any drive-in traffic, so it's more about convenience for the employees.”
Griffin is planning to begin marketing availability at the Stag Industrial Park by the end of the year, he says. Features of the property include build-to-suit options for 42 remaining lots targeting manufacturing, light industrial, warehousing, and commercial office users, the Journal previously reported.
“When we set out (to find additional space), we hadn't expected to find that much property for the business park, but it was just the right thing at the right price at the right time,” Griffin says. “We decided to move forward with it, just as another avenue for business."
Metal Rollforming Systems was founded in 1993 and has around 100 employees, the Journal previously reported.
Project update
Kindler's, a new fast-casual restaurant serving healthy and gluten-free options, is proposed on the southeast corner of South Fiske Street and East 29th Avenue, according to permit information on file with the city of Spokane.
The restaurant will occupy a new one-story, 2,100-square-foot building to be developed on a vacant lot at 3102 E. 29th, directly southeast of the Lincoln Heights Shopping Center, according to permit information.
The project is valued at $1.5 million.
Spokane Valley-based Kodiak General Contracting, which is governed by Kodiak Management LLC, is the owner and project applicant, permit information shows. Bernardo Wills Architects PC, of Spokane, is the architect of record, and Spokane Valley-based Whipple Consulting Engineers Inc. is the engineer.
Design plans call for a drive-thru lane and serving window and customer parking. The restaurant aims to serve healthy and gluten-free meals with fresh ingredients, according to the company’s website.
