Large mixed-use project in Rathdrum is underway

52-acre property features over 350 residential units, retail, commercial spaces

Ground work has started on the commercial portion of Westwood Pines, a mixed-use property under development in Rathdrum.

Hayden-based Viking Construction Inc. is building a mixed-use development, tentatively dubbed Westwood Pines, located north of Highway 53 and a half-mile northeast of Lakeland High School, in Rathdrum.

Once completed, the 52-acre development will consist of 164 single-family residences, 192 apartment units across eight three-story buildings, and several commercial buildings, including restaurants and a gas station, says Mike Green, a real estate agent at Coeur d'Alene-based Coldwell Banker Schneidmiller Realty, the listing brokerage for the property. 

Viking Construction is currently installing infrastructure at the commercial site, and plans to sell individual parcels for further development once the groundwork is completed, Green says. Viking Construction is the owner and developer of the single-family and multifamily residential projects, he adds.

Viking Construction purchased the property to develop a residential neighborhood with commercial space within walking distance, he explains. The 52-acre property has been divided into 10 acres for commercial use, 9 acres for multifamily, and 33 acres for single-family development.

Each home occupies an estimated 9,000-square-foot parcel of land, Green adds.

Redmond, Oregon-based Hayden Homes LLC has constructed 41 homes on lots purchased from Viking Construction. Of the remaining 123 single-family lots, Viking Construction has completed 103 residences located on Astoria Lane, Pelican Lane, Hadley Loop, and Dayton Avenue, Green says.

Single-family home construction began five years ago, Green says. Starting prices range between $415,000 and $613,000, and 100% of the homes have buyers already. He declines to disclose the total construction cost of the single-family residential development.

Additionally, Viking Construction is preparing to market the first of eight 24-unit apartment buildings currently under construction directly south of the single-family residential area, says Jehkiah Cornett, project and land development manager at Viking Construction.

“There's one building that'll be ready for September, and then each building will probably be ready six weeks later,” he says of the multifamily buildings. “It’ll be like the next building is ready in October, next building around November, December, January, and so on.”

The 192-unit complex, dubbed Westwood Apartments, will consist of a mix of one-, two-, and three-bedroom apartment units between 1,000 and 1,300 square feet in size. The largest building has a 27,000-square-foot footprint, Cornett says.

Viking Construction is the contractor and owner of the apartment project, says Cornett. Bernardo Wills Architects PC, of Spokane, is the architect, and Spokane Valley-based Whipple Consulting Engineers Inc. is the engineering firm.

Apartment complex amenities include covered parking, a clubhouse with a full kitchen, a pickleball court, and a dog run and pet wash area, he adds.

Construction of the Westwood Apartments complex began in June 2025 and is expected to wrap up in August 2027, says Cornett, who declines to disclose the value of construction. The property is valued at $3.6 million, according to information from the Kootenai County Assessor’s Office.

On the commercial side, the 10-acre commercial property is being subdivided into seven lots, located west of the apartments and south of the single-family homes, says Robert Jacobs, associate real estate agent at Coldwell Banker Schneidmiller Realty. Construction of a multitenant building, gas station, car wash, and more is expected to start by 2027, he adds.

Viking Construction is selling the seven commercial lots for between $388,000 to $1.6 million, he says.

An undisclosed company will erect a convenience store and fuel station on over 2 acres land at the corner of Cloverdale Street and Highway 53, Jacobs says. A coffee shop and a multitenant building are planned for construction on an adjacent lot. He declines to disclose identity of the businesses. 

The commercial property is valued at $3.8 million, according to Kootenai County Assessor’s Office records.

Viking Construction also owns the commercial property, Cornett says. The developer currently is installing utilities and other groundwork improvements. There are no plans to build out the commercial parcels, as buyers will hire their own contractors, says Cornett.

The Westwood Pines mixed-use site has garnered interest due to its commercial zoning and visibility along Highway 53, Green says.

“Just due to the fact that there's housing and apartments around there, the commercial side has attracted a lot of attention,” he says. “We get multiple calls and it’s pretty easy to advertise it.”

Project update

Wealth Hospitality Group LLC, a Ridgeland, Mississippi-based construction and development company, is planning to begin construction in October on a dual-branded Home2 Suites by Hilton and Tru by Hilton hotel in Airway Heights, says company president Chico Patel, in an email to the Journal.

Spokane Hotel Group LLC, a holding company of Wealth Hospitality Group, purchased the 8.5-acre property for $1.9 million in May, according to tax information on file with the Washington State Department of Revenue. The property is located east of an AutoZone retail store at the southeast corner of Sunset Highway and Russell Street.

The 73,000-square-foot, 168-room hotel has an estimated construction value of $23 million. Pullman, Washington-based Syntier Engineering Inc. is providing engineering services, and Parekh Architects PLLC, of Cypress, Texas, is designing the project, Patel says.

Once construction begins in October, the project is expected to take 16 months to complete, he says.

Planned amenities include an indoor pool, meeting spaces, and a fitness center, Patel adds.
