Multifamily complexes in progress in Spokane Valley

Three projects to have more than 120 units

January 16, 2020
Virginia Thomas

Three new multifamily residential projects valued at a total of more than $15.7 million are planned or underway in Spokane Valley.

A company under The Wolff Co. umbrella is building an 88-unit apartment complex at 16708 E. Broadway, in Spokane Valley, to be called Broadway Orchards. The owner is listed on the building permit as Broadway Orchards LLC, although Jon Huettl, director of operations at Spokane Valley-based T.W. Clark Construction LLC, the contractor on the project, confirms that The Wolff Co. is behind the project.

The total value of the project is estimated at more than $12.8 million.

The project consists of four apartment buildings and a clubhouse. Two of the apartment buildings will be about 25,000 square feet, with 20 units each. Two others will have 30,000 square feet, with 24 units each. The 3,500-square-foot clubhouse will have a fitness center and common area.

Huettl says construction began in October and is scheduled to be completed by  next October.

Seattle-based hoist LLC is the architect on the project.

Five miles west of there, Brakly Investments LLC is developing an eight-unit apartment building at 9812 E. 4th.

William Barratt, a principal in Brakly, says construction began a few months ago, and the project is expected to be completed by May.

The building likely will be valued at close to $1.1 million when complete, he says.

The project’s contractor is Millwood-based Manfred Construction LLC, which does business as Kodiak General Contracting. ML Architect & Associates, of Post Falls, is the project’s architect.

Barratt says a triplex was demolished to make way for the apartment building.

Roughly midway between the Broadway Orchards and Brakly Investments projects, a company by the name of Murphy Jibes Properties LLC, of Spokane Valley, plans to develop a four-building multifamily complex at 12413 E. Third.

The city of Spokane Valley has issued a building permit for the first structure in the development, a 13-unit apartment building valued at $1.8 million.
