Multifamily complexes rise in Spokane Valley, Coeur d'Alene

Over $21M in projects planned or underway

Four new apartment projects valued at more than $21 million with a total of 212 living units are planned or underway in the Spokane-Coeur d’Alene area.

In North Idaho, workers have broken ground on a $10 million, four-story apartment complex at 1940 W. Riverstone Drive, in the Riverstone development in Coeur d’Alene.

The project, dubbed the Glacier Apartments, will have 62 units in an 83,000-square-foot, five-story structure, according to Spokane-based general contractor Baker Construction & Development Inc.’s website.

Eixenberger Architect, of Coeur d’Alene, designed the project, which currently is scheduled to open in the fall of 2021.

In Spokane Valley, nearly 150 units are planned or underway.

At 11911 E. Mansfield, River City Homes 1 LLC is developing a three-story, 36,400-square-foot apartment building that will have 33 living units.

The $3.9 million project was designed by Mercier Architecture & Planning and is being built by T.W. Clark Construction LLC.

The city of Spokane Valley has issued building permits for the development.

At 18417 E. Appleway, west of Barker Road, a 90-unit multifamily project with a clubhouse, dubbed the Cameo Lofts Apartments, is planned.

Copper Basin Construction Inc., of Hayden, is listed on planning documents as the general contractor on the project, which was designed by d’Zign Group Architecture, also of Hayden. Lake City Engineering, of Coeur d’Alene, provided engineering services.

Site plans show the development is planned to include five, three-story apartment buildings with 21 units each.

Apartments will range from studio to two-bedroom units, plans show, and will range in size from 720 square feet to just under 1,200 square feet. The documents note that the apartments will service low- and middle-income families.

Other site improvements include a clubhouse with a fitness center. Also, 169 parking stalls will be included in the development.

Currently, two private single-family residences occupy the site, and are to be demolished prior to construction of the complex, planning documents show.

The fourth project is envisioned by development company Pinecroft LLC as a four-story apartment building above a parking structure planned at the northeast corner of Mirabeau Parkway and Pinecroft Way.

The development, totaling over 53,600 square feet, will include about 32 residential units and 50 parking spaces. Mercier Architecture & Planning, of Spokane Valley, designed the project. No contractor is indicated on the predevelopment plans.
