Rise in tourism brings new hotels to Post Falls, Coeur d'Alene

Post Falls, Cd'A hotels to add over 200 rooms

The cities of Post Falls and Coeur d’Alene have seen an increase in lodging demand over the past year, setting the stage for two new hotels being constructed this year.

In Coeur d’Alene, a new hotel project, owned by Coeur d’Alene Partners LLC, is being built at 1381 N. Northwood Center Court, near the southeast corner of Interstate 90 eastbound on ramp and Northwest Boulevard, a location formerly occupied by an Outback Steakhouse restaurant.

The TownePlace Suites by Marriott brand hotel will have four stories and 53,500 square feet of space. Plans for the hotel show 89 rooms ranging in size from 305 square feet to 468 square feet.

The contractor for the project is Rimrock Construction LLC, of Draper, Utah, and the architect is Vanzeben Architecture, of Ogden, Utah. Spokane based DCI Engineers is providing engineering services.

Building permit information lists the project value at $9.3 million.

As of early March, foundation and footing work was underway at the project site.

In Post Falls, A&A Construction & Development Inc., of Spokane, plans to develop a dual-brand hotel on the northwest corner of Fourth Avenue and Seltice Way.

Although no building permits have been issued for the project, Heidi Varney, permit coordinator for the city of Post Falls, says the city has approved a special-use request for a 60-foot building height exemption to accommodate a fifth floor at the location, where the building height had been restricted to 45 feet.

Preliminary architectural site plans indicate the facility will have 154 guest rooms, 154 parking spaces, an indoor pool and hot tub, meeting rooms, and guest dining areas.

City records don’t yet indicate the hotel brands being contemplated for the project or the project value.

Dual-brand hotel is a term used to describe a single property that combines two hotels that are operated separately under one roof.

Citing an example of recent growth in hotel room demand in Kootenai County, Mark Robitaille, manager of the Coeur d’Alene Convention & Visitor Bureau, says lodging tax revenue for 2021 was up 27% over the previous year.

Just south of the proposed dual-brand hotel site, A&A Construction also is planning a development of over 120 apartment and townhome-style residential units valued at $20.5 million on the grounds of the former Idaho Veneer Co. mill site.
