Riverstone sees commercial, residential infill

2018 will be another active year for construction in the Riverstone mixed-use development northwest of Coeur d’Alene’s downtown area.

At 1812 N. Lakewood Drive, a $2.8 million commercial building is rising, says Tyler Baxter, clinic director and physical therapist for Coeur d’Alene-based Orthopedic Physical Therapy Institute.

OPTI will be the anchor tenant and will occupy the entire first floor of the new, two-story building, says Baxter.

Baxter says each floor will have about 7,500 square feet of floor space. The first floor will include a reception area, an open gym area for physical therapy, exam rooms, a billing office, and a waiting room. The property also will have an outdoor area with turf for physical therapy for athletes.

Work is to be completed mid-July.

D’Zign group Architecture LLP, of Hayden, is the architect, and the contractor is Williamson Johnson Co., of Coeur d’Alene. 

Also in Riverstone, a $6 million, four-story structure at 2199 N. Merritt Creek Loop is under construction for Coeur d’Alene-based North Idaho Dermatology PA, Grant Ely, chief operating officer and chief nursing officer for the business, says in an email.

Three stories with a total of 27,400 square feet will be constructed above a 9,400-square-foot parking level. The third floor will be mostly unfinished extra space for future use, says Ely.

Construction began last November and is slated to wrap up in September.

Bernardo|Wills Architects PC, of Spokane, is the architect, and Ginno Construction Co., of Coeur d’Alene, is the general contractor.

In the residential sector, owner Dennis Cunningham, of ActiveWest Builders, says his company will construct 24 to 28 single-family homes in five Riverstone neighborhoods this year. Each home will be LEED certified and include between 1,100 and 2,000 square feet.
