Office, retail structure in Mead to be expanded

Developer plans addition to physical therapy building

Charles Gallagher, owner of the Institute for Physical & Sports Therapy, is developing a second phase of the multitenant commercial center, near Mead, in which the institute is a charter occupant.

The 6,000-square-foot, two-story addition will be on the south end of the office and retail center’s 5,300-square-foot initial phase, which Gallagher developed in 2013 at 11402 N. Newport Highway.

Gallagher says the addition will have up to two retail tenants on the 3,000-square-foot main floor, and five or six office spaces on the upper floor.

Russell C. Page Architects PS, of Spokane, is designing the project.

Gallagher says he will act as his own contractor. He estimates the project cost at $400,000.

“We’re hoping to have footings and foundations in before the end of August,” he says.

He says the offices will have shared common areas, including a conference room and a central kitchen.

The project site, which has direct access to the Newport Highway, is just south of the planned new Costco Wholesale Corp. warehouse store, about a mile beyond Spokane’s northernmost city boundary.

Due in part to the Costco plans, infrastructure improvements for utility systems and communication networks are being extended to the area, Gallagher asserts.

No new tenants have committed to the project yet, Gallagher says.

Established tenants in the initial phase are the Hit Fit 509 exercise gym and the Sew Uniquely You sewing instruction and supply shop.

The Institute for Physical & Sports Therapy’s services include manual therapy, strength training, sports-specific programs, and diet consulting.
