Retail buildings eyed along East Sprague

Fast-food chain said to be considering one of the sites

Cantu Commercial Properties LLC, of Spokane, is pursuing retailers for two proposed new buildings to be constructed along the 3900 block of east Sprague Avenue. 

The buildings would be constructed on vacant parcels at 3907 and 3911 E. Sprague, says Cantu broker Sam Morse. Together, the adjoining parcels encompass more than 37,000 square feet of space and have about 300 feet of frontage along Sprague.

Morse says he’s negotiating with an undisclosed national fast food outlet about the prospect of placing a 2,500-square-foot stand-alone restaurant at one of the locations.

Businesses that are located within a mile of the site include Costco, Starbucks, K-Mart, Home Depot, Lowe’s, AutoZone, and a Walmart Super Center, Morse says.

“It’s still in the city, and that’s an area of town that is being cleaned,” Morse says. “There has clearly been an increase in activity this year.” 

Morse says average daily traffic is 22,000 vehicles, adding, “The business area is picking up some strength.”

Pardun Properties LLC, of Spokane, owns the project sites. 

Early proposals have called for a total of up to 12,000 square feet of retail space to be developed on the vacant parcels. Morse says the owner is willing to lease the ground to prospective tenants or would custom develop structures there to suit tenants’ needs.

Morse says the earliest occupancy would occur is early next year. He says that area of East Sprague isn’t included in the Spokane International District located in the East Central neighborhood.
