Investors buy building along East Sprague Avenue

Two-tenant retail structure to be updated next spring

Spokane-based Sprague Partners LLC, a real estate investment group, has purchased a building at 3401 E. Sprague for $595,000, says Kevin Edwards, broker with Hawkins Edwards Inc. and a partner with the purchasing company.

Greg Byrd, a broker with Byrd Real Estate Group LLC, and Edwards handled the transaction. Edwards represented the buyer, and Byrd represented the seller.

Edwards says two tenants occupy the building: furniture store Comfort Furniture Inc. and recycling company Appliance Recycling & Wholesale Inc., both of Spokane.

The group plans to update the building’s appearance. Construction is expected to start spring 2018, he says.

“Instead of having a sea of concrete, adding a little landscaping would do wonders for that building,” he says. 

Bernardo|Wills Architects PC, of Spokane, has done some preliminary designing for the project, including renderings, he says.

Byrd says the retail, warehouse, and investment space occupies 15,200 square feet on a 28,400-square-foot site.

The owner chose to sell it to pursue other interests, he says.

Edwards says Tim Welsh, co-owner of Spokane-based Garco Construction Inc., also is a partner with Sprague Partners.

 

Retail & Office

Landscaping company Coopers Lawn Maintenance LLC has moved to a 1,300-square-foot office location at 2147 W. Hayden, in Hayden, from a residential location. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, represented the owner, Perko Properties LLC. Josh Beebe, of Northwest Realty Group, represented the tenant.

Tracy’s Body Werks LLC, a new sports nutrition company, has leased 1,100 square feet from KWI LLC in the Milltown Center, at 306 N. Spokane, in Post Falls. Craig Hunter and Rob Kannapien, both of Coldwell Banker Commercial Schneidmiller Realty, represented the landlord, and Steve Ridenour, of NAI Black, represented the tenant.

Spokane Valley-based Inland Chess Academy, which offers chess clubs, training, and tournaments, has leased 500 square feet of space at 920 N. Argonne Road, where it moved from the Spokane Industrial Business Park, at 3808 N. Sullivan Road, in building 13. Doug Byrd, of Byrd Real Estate Group LLC, and Ryan Towner, of NAI Black, handled the transaction.

Waterco of Pacific the Northwest Inc., a division of water company Culligan Water, has leased 12,400 square feet of space at 3728 E. Longfellow, where it plans to move from 25 E. Third in the first quarter of 2018. Ryan Oberg, of Goodale & Barbieri Co., represented the tenant, and Doug Byrd and Cassandra Becker, both of Byrd Real Estate Group LLC, represented the landlord.
