Mixed-use structure slated to be built in Perry district

Construction to start this fall on two-story, $1.3 million building

Spokane-based KCLH LLC says it plans to develop a two-story, 13,000-square-foot mixed-use building in the South Perry Business District, on Spokane's South Hill, that currently is envisioned to house a mix of commercial and residential tenants.

The project site is located at 907 S. Perry, and plans on file with the city of Spokane list an estimated project cost of $1.3 million. Nystrom + Olson Architecture, of Spokane, designed the project.

Harold Preiksaitis, a KCLH principal, says the company has tentative plans to build spaces on the main floor for a restaurant and for a medical practice, among others. The plans also call for residential units on the upper floor, Preiksaitis adds.

He says the owner group still is finalizing negotiations with prospective tenants, but that KCLH plans to begin construction this fall. He says the group hasn't selected a contractor yet.

A structure occupied by Woodies Print Shop had been situated on the project site, which is located at the southeast corner of Perry Street and Ninth Avenue, but that building was demolished last spring, Preiksaitis says.

Another South Perry Business District construction project, located at the northeast corner of Perry Street and 11th Avenue, is just wrapping up. Baker Construction & Development Inc., of Spokane, has been building a 4,600-square-foot structure there that will be occupied by Perry Street Brewing Co., which will lease about two-thirds of the building.

Brandon Spackman, a project manager with Baker Construction, says the structure is expected to be open this month.
