4 Degrees Real Estate plans apartment complex in Logan neighborhood

$9 million project to be built on vacant land in Logan neighborhood

Spokane-based real estate company 4 Degrees Real Estate plans to develop a 72-unit apartment complex at 519 E. North Foothills Drive, north of Yoke’s Fresh Market, in the Logan neighborhood, says Jordan Tampien, co-founder of the real estate brokerage.

Design plans for the apartment complex call for three 24-unit buildings, each three stories tall, according to permit documents on file with the city of Spokane.

The construction value for the apartments is estimated at $9 million, Tampien says.

Construction will begin in three weeks and will be simultaneous with the closing of the purchase of the land, Tampien says. The complex will take about nine months to construct, he adds.

Tampien says his company has been targeting locations zoned for general commercial use, which also can accommodate high-density residential uses.

“We want to develop more housing,” Tampien says. “We’re just taking advantage of infill opportunities to build on less than 2 acres. These developments don’t have to be giant 200-unit complexes.”

The site currently is vacant and surrounded by mostly commercial properties, with some residences to the north.

4 Degrees Real Estate is working with Spokane Valley-based T.W. Clark Construction LLC as the contractor. Evan Verduin, of Spokane-based Trek Architecture, is designing the project, and the Spokane office of DCI Engineers is providing engineering services.

Each of the three apartment buildings will have over 19,000 square feet of residential space, according to permit documents. The complex is expected to accommodate about 174 people once complete, environmental documents state.

Permit applications for the project show exterior building materials will include concrete, metal panels, and corrugated metal sheets.

In total, the site will have more than 57,500 square feet of building space and 107 parking stalls, including six accessible spaces.
