The former Lowe’s Home Improvement store on North Division Street could get a $15 million upgrade, according to pre-development documents on file with the city of Spokane.
Site plans show the 116,000-square-foot former retail center, located at 6902 N. Division, will be remodeled into a “Delivery Station” with a 9,600-square-foot office space.
While no tenant is listed on the application, the site is thought to be the future home of an Amazon Delivery Station, which is marketed as the last mile stop to a customer’s residence.
Amazon spokeswoman Anne Laughlin Carpita declined via email to confirm whether the space would be used as an Amazon facility.
However, the company has posted a job listing for a Station Area Manager here in Spokane in early September, which is described as “responsible for the day-to-day operations of an Amazon Delivery Station, which includes inbound, outbound, and sortation operations,” indicating the company is planning such a station in the region.
Packages are shipped to delivery stations from neighboring Amazon fulfillment centers, where they are then loaded onto vans and delivered to customers, according to the company website.
The proposed delivery center will include a parking lot with 117 associate parking stalls and 68 van and fleet parking spaces. Also included are five semi-truck bays south of the proposed center.
A separate, 4-acre parcel of land at 6720 N. Division is intended to be used as an off-site parking lot, according to the application.
Seattle-based architecture firm MG2 is listed as the project architect. A representative of the company couldn’t be reached immediately for comment. No contractor is listed on the project.
No start date is listed on the application, though notes included from the predevelopment documents indicate the unnamed tenant wishes to start work as soon as possible, with the intention of opening the space in spring 2021.
However, planning documents show the developer must apply first for a change-of-use permit and complete a State Environmental Policy Act checklist before the project can move forward.
Amazon has about 150 delivery stations nationwide.
Bloomberg reported in mid-September the e-commerce retail giant has plans to open as many as 1,500 delivery hubs in American cities and suburbs.
The property is owned by Spokane real estate mogul Harlan Douglass and managed by Black Realty Management Inc. Douglass purchased the property in 1985, according to Spokane County Assessor’s records.
