Plans are evolving for former Lowe's building

North Division structure may be divided in to three tenant spaces

August 29, 2024

The building formerly occupied by a Lowe's Co. home improvement store at at 6902 N. Division may be divided into three separate tenant spaces, records on file with the city of Spokane show.

A permit issued earlier this year shows demising walls are being constructed to create two roughly 32,000-square-foot spaces and one 56,000-square-foot space.

Spokane-based Associated Construction Inc.’s president, Brandon Smith, who submitted the permit application, says via email that he declines to comment on the project because tenant leases haven't been secured.

Spokane-based Bernardo Wills is listed as the project architect.

While the recent permit information doesn't identify potential tenants for the roughly 120,000-square-foot former Lowe’s building, two permit applications for a $5 million remodel submitted in 2023 show that Atlanta-based retailer Floor & Décor was looking to occupy about 55,000 square feet of the building. Those earlier applications expired without permits being issued, city records show.

Floor & Décor was founded in 2000 and offers a variety of flooring products, decorative accessories, wall tile, installation materials, and more.

The latest construction project is valued at $500,000, the permit application shows.

Additionally, a site plan accompanying the latest construction permit for the demising walls mentions AutoZone in the scope of work description.

Auto parts retailer AutoZone Inc. has nine stores in the Spokane-Coeur d'Alene area, according to the company's website, including two stores on Division Street, located at 2526 N. Division and 7306 N. Division.

Lowe’s vacated the building over 10 years ago and built a larger store at 6606 N. Division, where a Kmart store once stood, the Journal previously reported.

In 2020, Amazon.com Inc. filed a pre-development application to build a delivery station at the former Lowe’s site. The online retail giant later pulled the plug on that project, however, and opted to build its delivery station at 11901 W. McFarlane Road, on the West Plains.
