Proposed $4 million building planned next to Catalyst project

A $4 million mixed-use building is being proposed at 611 E. Sprague, says John Lang, director of design services for McKinstry Co., and contact for project owner 611 East Sprague LLC.

The building, known as South Landing HUB, is proposed at the northeast corner of Sheridan Street and Sprague Avenue, says Lang, just south of the Catalyst Building underway at 601 E. Riverside.

Bernado|Wills Architects PC and Bouten Construction Co., both of Spokane, are the project architect and contractor, respectively.

The building will consist of four stories with 10,000 square feet of space on each floor, and it has already received interest from tenants for two of its upper floors, he says.

According to preliminary plans filed with the city of Spokane, construction is anticipated to begin next year.

A full-service restaurant is expected to occupy one-third of the ground floor. The remaining space is expected to hold equipment and be the central plant for what Lang calls the South Landing’s “eco district.”

“Basically, it’s like a shared-energy district that is a partnership between South Landing Building A LLC, which is developing the Catalyst Building, and Avista Development and Avista Utilities,” he says.

Lang says the South Landing HUB and the Catalyst Building are part of the overall South Landing development, which eventually will consist of four buildings on separate parcels. The other two facilities likely will be a three-story building and a building with a lower-level parking structure.

South Landing is a reference to the south landing of the University District Gateway Bridge, which will serve as link between the U District, the East Central neighborhood, and lower South Hill medical district.

As previously reported by the Journal, the 150,000-square-foot Catalyst Building will include six above-ground stories and a basement level.

Eastern Washington University’s computer science, electrical engineering, and visual communication design departments will occupy the building. Developers broke ground at the Catalyst site earlier this month.

The building will have about 30,000 square feet committed to classroom space and dry labs. EWU will serve as the primary tenant and use roughly 60,000 square feet in all.

Avista also plans to occupy 30,000 square feet in the building, while Menlo Park, Calif.-based Katerra Inc. will occupy approximately 15,000 square feet.

The building is expected to be net-zero ready, as it will generate electricity it uses through solar panels on the roof and additional renewable-energy technologies.

Katerra Inc. will serve as the contractor for the project. McKinstry will be the mechanical, electrical, plumbing, fire-protection, and data contractor. Vancouver, Wash.-based Michael Green Architects is the design architect.
