

A shopping center is under consideration on a 3-acre site at Jacklin Ranch Commercial Park, in Post Falls.
| D'zign Group Architecture LLPJacklin Northwest is in the planning stages of developing a new shopping center at Jacklin Ranch Commercial Park, an 88-acre site located east of Highway 41 and north of Prairie Avenue in Post Falls, says Jacklin Northwest president and CEO, Tag Jacklin.
On a 3-acre property, just south of Peak Health and Wellness Center at 4425 N. Fennucus Road, the Post Falls-based real estate and development company is proposing the construction of two single-story retail
]\buildings comprised of a total of 12 business bays, Jacklin says.
The property is dubbed Jacklin Ranch Retail Center. The larger of the two buildings planned at the site will have a 13,700-square-foot footprint and will accommodate nine business bays, each about 1,500 square feet in size, he says. The second, smaller building will have 4,550 square feet of space and hold the remaining three business bays.
Beyond the planned retail units, the development will offer a flexible 0.75-acre space for a stand-alone restaurant or build-to-suit opportunity.
Jacklin declines to disclose the value of the development.
Coeur d’Alene-based Ginno Construction of Idaho Inc. is the contractor and D’zign Group Architecture LLP, of Hayden, is designing the project.
Developers are expecting to break ground in the fall, Jacklin says, estimating a construction timeline of up to nine months. Tenant improvements possibly could extend the timeline to completion within a year. The company is pursuing preleasing commitments before construction begins and has already secured letters of intent for two of the business bays, he explains.
"We're getting some traction," Jacklin says.
Of the 88-acre commercial park, 41 acres have been divided into 13 commercial lots, Jacklin notes. Since January, the company has sold six lots and secured contracts for two others, he says. Some of the businesses that have established a presence at the property in recent months include The Human Bean Coffee Shop and bankcda, he says.
Although Jacklin Northwest's primary strategy centers on attracting regional businesses to the site, Jacklin says the largest lot was sold to Encompass Health Corp., an Alabama-based rehabilitation company.
On the 9-acre property, located south of Jacklin Northwest’s future retail center at 8142 N. Zorros Road, Encompass intends to build a freestanding 50-bed inpatient rehabilitation hospital, planned to be built in two phases, he says.
The hospital will serve patients recovering from debilitating illnesses and injuries and is expected to open in 2028, according to a company press release.
